After approval of the procedures described in paragraphs 1 and 2, the foreigner  has the opportunity to acquire real estate through a notary public, along with all the conditions for the registration of the property specified in the purchase agreement or stipulated. Usually, the notary prepares the contract for the sale of real estate in about 3-4 days. Notary must also simultaneously test the purity of the object sold as is criminally responsible for the operation and on the appointed day, in the presence of the buyer, the seller and the translator produces the signature of the purchase contract. Before signing the contract or at the time of signing, the buyer must pay the seller for the remaining amount of the property and an additional 10% tax on the amount specified in the purchase agreement, in the case of purchase of housing. In the case of the purchase of the land value-added tax of 21% of the amount specified in the contract.


Payment can be made in any form, on the basis of an agreement between the parties:


- Bank transfer from one account to another.

- Cash.

- Part in cash and another part by the transfer.


After this operation the housing becomes the property of the buyer. To complete the purchase, the purchaser must register the property at the Property Registry. The notary record can be by the agreement of the purchaser, or authorized by him. Registration is done by filling out a special form and paying the money for this operation in the bank, followed by a copy of the payment in the property registry. The registration of real estate is a simple action that takes not more than 1 hour.
